Gene, clearly our recruiting system has not worked. Your alternative solution of hiring an independent management company at a flat rate contract is the best option considering the need to reduce cost and keep the management skills in place to run our maintenance driven operation. Mr. Cooper hired an independent management company overlooked by their own Board. A smart solution to create accountability and property owner trust.

Tom, Thanks for giving me the chance to clarify my opinion on this matter. I live in a Cooper Community known as Isabella Courts under the supervision of Villas of Hot Springs Village Association. We have a Board that employed an independent management company to oversee the operations of the association. The Board has a set of declarations of covenants, restrictions, and by-laws. If people living here want changes made, they can get together and have a vote for change. If a property owner has a maintenance issue, they can call the management company and in most cases get an answer and results. There is no animosity towards Mr. Cooper or the Board. Mr. Cooper has set up a management system that works.
Our BOARD & HSVPOA could be operating the same way to bring about peace, happiness, and financial stability for our Wonderful Village.

Linda. All of the townhouse or patio home communities within HSV are very small and only a subset, relatively speaking, of our much larger POA. While there may be a few driveways to maintain and landscaping or a small clubhouse to deal with, I seriously doubt managing them compares to managing our small city known as HSVPOA. Again I don’t think Cooper ever had any outside management company running POA. HSVPOA is its own management company. I do agree that our POA system has not been working like it should. However, I don’t believe the solution is in hiring a “management company”. I wish it was as simple as that sounds.

Steve, A search for an independent HOA management company in the U.S. would take time and a lot of money to get to the best. I also agree with Tom Blakeman’s point that the POA is its own management company. The POA has hired many professional and experienced people who know the procedures, programs and worked with the other staff members needed to make the business work. Our last GM made a point of saying how impressed he was with the POA Staff. One independent consultant whose background included work in New York and worked for the POA for 3 years is Dannet Botkin. Dannet has an acute understanding of how the POA works as well as an understanding that relating to and dealing with people ( property owners ) is one of the most important assets a person must have. Hiring an independent consulting management company on a flat rate contract of $125,000 is an option that could save property owners money is reasonable.

Lloyd Sherman offered his services on a consulting basis exactly as you described. He was immediately derided and vilified because he earlier quit the dysfunctional board which despite his best efforts was moving to repeat mistakes of the past.

Tom, you are correct. Lloyd Sherman did what was right and expected. What developed was a conflict of interest by the Board. This majority Board is clearly out of touch with how to govern independently and responsibly. When this happens there appears to be an agenda that has not been discussed before the property owners. This brings on more questions and unfortunately jeopardizes the Board’s integrity. That’s why it’s time for new Board members that will stand to govern correctly.

To be clear, if you are elected to the Board you will advocate the use of a management company to manage HSV. Is that correct?
If so, what will “they manage” and what will “we do” with our POA that the mgmt co. will not be doing?

Scott, Thanks for your question. As Tom Blakeman has pointed out, the POA is its own management company. The POA staff is experienced, dedicated, and under the direction of an independent consultant who knows the ins and outs of a maintenance driven operation and can be employed under a flat-rate managers’ contract of $100,000 – $125,000, would be a good option. It all depends on the qualifications and experience.
As a Board member, I would look at all options and choose what I believe is the best for our Village.
