Hot Springs Village Maderas Gardens

Development of Hot Springs Village, Maderas Gardens, a secluded and unassuming subdivision located within the scenic and tranquil foothills of the Ouachita Mountains, began in 2005. Unfortunately, due to the real estate decline around 2008, the building of these single-family detached garden homes ceased for a period.

Great news! We are pleased to announce that building in HSV, Maderas Gardens has recommenced in 2018. Cooper Land Development broke ground in December, clearing trees for expansion of the road and installation of utilities. Presently, there are 24 homes in Maderas Gardens, with three of those being built within the past year. Twenty-seven additional homes are due to be built for those desiring high standards of property upkeep, without the worries of constant yard work. Another great amenity provided is the lovely Clubhouse, solely for use of property owners in Hot Springs Village, Maderas Gardens.

Hot Springs Village, Maderas Garden has a wonderful Clubhouse to which all members possess a key. The Clubhouse is useful for hosting meetings, parties, and gatherings of all kinds. The residents have their own celebrations for special occasions such as Mardi Gras and Christmas in this beautiful building.

The spacious and elegantly appointed Clubhouse has a lovely great room, featuring comfortable seating around a brick, gas-log fireplace for conversation and relaxation with neighbors and guests. A large-screen television is available for watching your favorite programs as you sit back and chill on the sofa in Hot Springs Village Maderas Gardens.

The great room also has a full kitchen, including refrigerator, stove and ample counter space to prepare anything from hor d’ oeuvres and favorite beverages to a full course meal. You will find the food prep and cleanup to be a breeze in this well-appointed and conveniently designed kitchen, making your job as hostess much easier.

In addition to utilizing the Clubhouse for gatherings, there is an exercise room which means unsightly and space-hogging gym equipment will remain out of your home. You may engage in a heart-healthy cardiovascular workout on a recumbent bicycle, treadmill or elliptical machine while watching television or listening to your favorite radio station (we recommend KVRE) on your headset. This eliminates the excuse not to exercise on inclement weather days!

Located in the spacious great room of Hot Springs Village Maderas Gardens Clubhouse are several tables with comfortable upholstered chairs to enjoy your meal, have a meeting for up to 16 guests (more seating is available) or for enjoying card or board games. The only limit is your imagination.

A cozy game room is nestled in one corner of the Clubhouse for an intimate afternoon card game or for use for small meetings. Two restrooms are conveniently located down the hall for both men and women. The whole facility is handicap accessible.

Barbeque/Picnic Area

For those desiring the experience of outdoor entertaining, ample picnic tables are casually arranged under a covered patio area, easily seating 24 or more guests. Four barbeque grills are available for your grilling pleasure, whether it is chicken, steak or hamburgers.

I just happen to live in Hot Springs Village Maderas Gardens so I’m intimately familiar with this place. The HOA dues at $172 gets one a few more amenities not mentioned. We always look neat and clean because the lawns, the bushes, the leaves, the gutters, etc. are always done the same day. So it’s all uniform. Our watering is done for us (sprinkler system) and is included as part of the dues.”

“We have a mayor (Dave Hamilton). Yes we do. (works for tips) He is so on top of all needs and is our liaison to all of the details needing attention from our HOA. So people like us that like to travel, can go away with confidence that things are being looked after. Also, we have a multi-use Clubhouse to use exclusively by HSV, Maderas Gardens residents. It can hold about 24 people for functions. Full kitchen. Storage. Large office. Workout room w/ treadmill, elliptical, and bike and two televisions.

“Even though the plans offered (6) are set, there is the ability to take the basic footprint of these (6) houses to a draftsman and have a “custom house”.  Meaning your own design inside. (extra) One of the newest built was nearly 2,000 sq. ft. and 2 1/2 bath.  It is beautiful inside, but looks like the rest of the houses on the outside. Tucker Omohundro built it.”

Tucker Omohundro, principal of Tucker Home Builder, worked for Cooper Homes for 22 years, retiring from the position of Regional President over Sales and Projects. While at Cooper Homes, Tucker oversaw all phases of this operation over the whole state of Arkansas including Bella Vista, Benton, Rogers, and Hot Springs Village. One of his responsibilities while at Cooper Homes was to oversee the Architectural Control Committee (ACC) in Hot Springs Village. In 2006, Tucker left Cooper Homes and formed, Tucker Home Builders where he concentrates on building in Hot Springs Village, but not solely in Maderas Gardens.

Life is Good in HSV Maderas Gardens

 “We do own our yards but the yard work is contracted out. We negotiate each year for services. Mowing, leaf blowing, watering, gutter cleaning, and chemicals are all part of the $172 monthly that is above (apart) from the POA assessment. They also take care of our clubhouse in Hot Springs Village Maderas Gardens in a similar manner. Each year we get our crepe myrtles and other pruning done plus new mulch each year.

HSV Maderas Gardens Friendly Neighbors

While visiting Hot Springs Village Maderas Gardens, we met several of the friendly and engaging neighbors. One friendly neighbor, gave us a guided tour of the Clubhouse and another couple, Floyd and Shirley Hodge, graciously invited us into their spacious and beautifully appointed home. It definitely is a hospitable and warm community, with genuine southern hospitality that Hot Springs Village is famous for.

There is no doubt, Hot Springs Village, Arkansas is a wonderful place to live, both for retirees and younger folks. We do not discriminate based on age or anything else and are a very accepting and loving community. Maderas Gardens offers a carefree and comfortable lifestyle in Hot Springs Village and we don’t know a stranger, especially in Maderas Gardens. Come check us out. We think you will be pleased.
